
Realtor.com Expert Advises to Sell Your House Even If It Is Falling Apart

Craig Donofrio recently wrote about why you still should consider selling your house even if it is in need of repairs. His first piece of advice is to make sure you can’t afford the repairs. Unfortunately house repairs can be very costly and many of us don’t have the money to make them.
“We’re mostly going to tell you about your options when it comes to selling your home,” Donofrio wrote. “But first, you’ll want to make sure you can’t afford to fix it up.”
Good advice.
Another important part of Donofrio’s article is that once an owner decides to sell, they need to be realistic about the value of the home. And that includes understanding that a buyer won’t be willing to pay top dollar for a home that needs repair.

Finding out your home’s value isn’t as simple as subtracting the cost of repairs from your home. You also need to factor in “aggravation costs,” says Bruce Ailion, a broker and Realtor® in Atlanta. In other words, turnkey homes often sell at a premium to traditional buyers because they don’t have to do any work. If your home needs some sprucing up, you’re likely going to have to incentivize buyers to dig in and get their hands dirty.
We all want to make the most money when selling a home. But for a deal to happen, sellers need to understand the buyer’s point of view. There is time and money to invest in a home that needs repair. There is also risk involved in buying a home that needs work because you never know what construction workers will find once the project is started.
Donofrio also concluded that in many cases, the only buyers willing to purchase a home in need of major repairs will be cash buyers.
I wholeheartedly agree with Donofrio when he writes the following:
“That’ll significantly shrink your pool of buyers, but it will make it enticing to all-cash investors,” Donofrio wrote.
